The Point Wells development, proposed by Blue Square Real Estate, a subsidiary of Alon USA, could host 3,000 new high density homes, 18 story towers (the tallest buildings between Seattle and Vancouver), plus 126,000 square feet of retail. The project located in unincorporated Snohomish County could more than double the existing population of Richmond Beach and Woodway combined. With only one small access road through the center of a King County neighborhood in Shoreline, Washington, the jurisdiction most burdened by traffic and other adverse impacts would not have any tax base or control over design or scope. On April 25, the Washington State Growth Management Hearings board ruled that the urban center designation for Point Wells was invalid, as was the Evnironmental Review. However, the developer and Snohomish County insist that the development application is "vested", therefore they are not beholden to the ruling. On November 23, in King County Superior Court, Judge Dean Lum ruled that the developer was not vested and enjoined Snohomish County from processing the development application. |
